We listed it about $50-$60K lower than what it would be for a home with a finished basement as this home doesn't have a finished basement. We received an offer today for $70K less than our asking price as the potential buyer would like to finish the basement, which will cost $50K, and they want the house at our list price, but with a finished basement. (Apparently, in their mind, $X-$70,000+$50,000 = $X I guess). Also, they want 1/2 closing costs. And the washer/dryer/fridge. And home warranty. And we pay inspection.
My agent says it's not tactful to respond with "lolololololololol." But seriously. Lolololololololol.
