Then make sure it includes extended replacement cost just in case. Depending on
the area I would guesstimate that the rebuild cost could be anywhere from $150 to $300 per sq foot just for the most basic construction cost.

This is correct. The rebuild cost can be more or less than the resale value. A lot of companies use a rebuild calculator

Usually less because it doesn't include land value.
