In the current market, financing is inconsistent and the worst case is to wait for a buyer that ends up backing out at some point in the process. A cash closing is quick and painless. There is no financial advantage unless they need the money right away.

It sounds like you are doing the correct things in terms of having a pre-approval and not having contingencies, but it is hard to turn down cash and a quick close.
