Are county records for home value accurate?

Looking at a house and the county records shows the value at about 30K less than the list price. How accurate are the valuations? Anyone know?

For that matter how good is Zillow with their estimates?

Call a Realtor and ask for a valuation.

In Virginia it is the opposite. Zillow undervalues.
