Don't get the cheapest smallest mdf trim. Just don't. If you like hardwood get hardwood trim.
Covered outdoor space doesn't add value to your home, but if you like being outside it will change your life. Waste money on that.
Get a cool front door.
Don't spend more than you want on roofing, windows, or decking. You can spend a ton of money on these and they might never be noticed. Buy cheap light fixtures for your all bedrooms except the master. Most people can't even tell you what kind of light fixtures are in the bedrooms of their own homes because most people never really look at them.
Plant trees the first chance you get.
