She wants to buy land that will be looking to turn into communities
within 10-15 years. Yep, no cash flow, at all... She wants the big payout at the end. I think it's more likely to not make any money and possibly lose it after years of paying property taxes with minor increases in property values. Plus unless you can cashflow the entire thing up front you are paying a loan on the property which makes even less sense. Maybe I'll look into REITs lol.

I would be interested to know if anyone has bought real estate and found a way to have someone else manage it and make a decent cash flow off of it? I have been told if you get property management companies involved then you basically forfeit all cash flow from the rent.
