Buyers back out over repairs all of the time. That is why that contingency
is standard in the contracts. They will not usually back out over a dripping fawcett, but usually a fairly long list of small repairs come up and sometimes larger surprises come up that the seller was not aware of.

In any event, if you want out of the contract, you obviously should say no to any request the buyer makes and hope they back out.
