Isn't the easement your property already?
You just have to allow the utilities to pass through there or the utility company to come do work there and you can't build anything permanent on it, but is should have always been your property to begin with. I don't understand how you think you conquered the easement property, when this should have been yours (and your neighbors) to begin with. I guess if your neighbor put his fence on his side of the easement, maybe you now have access the easement square footage, which is also his property. He just fenced it off from his usable area and now you have access to it.
