in both. I buy and hold a few, but mostly just churn the properties. Renovate and resell.
I like to go after the middle to middle high end of the market, because the lower end is too competitive and the margins thinner. Higher up the chain is a bit more risky because of the higher prices/debt service, but there is more room for error, and the returns are better.
Find another investor who has more capital than you do, and you offer to be the brains...he's the money...split the profits.
