found buyer through a free listing on Zillow. The buyers did not use an agent. Only took 2-3 weeks. Our only cost were: 1) title insurance - about $1800 2) Title company fees $420; and 3) a conveyance tax of 1.25% of selling price. That's it.

Don't get a selling agent. Assume 2.5% or so to the buying agent.

There's several brokers online that will list it for you
