I agree, but the one caveat is that getting a return better than the rate of the mortgage is not guaranteed. Whatever choice you make, you will be taking a risk. There's no way of knowing for certain which move is the better one. Having said that, I personally shy away from locking up too much of my capital in my home, especially because I got burned when the housing market crashed. I lost a lot of money I had paid-in to that house! And, as a stock investor, I believe I can beat my mortgage rate.
