Ask him to take new pictures or if someone else in his office can take pictures.

Finding a fair price isn't that hard. Search similar houses and nearby houses. Look at features square footage and lot size. Then what you think is a fair price discount it by some more. Realtors will list it at whatever the seller asks them too.

Case in point, guy in my ward said he was going to sell his house and then with the proceeds buy a house on the Lake. He has a nice house but started out FSBO and had it over priced by about $250k. Month goes by no action. Gets a realtor who lists it for $5k less than prior listing couple of months or so ago.

Heard him at Church complaining about the slow market and how he's only had a couple of showings. On Monday 4 houses in his neighborhood went up for sale. By Friday two were under contract. Market is fine. Guy is entirely unrealistic. Also, his sales price is in jumbo loan territory. Everyone else who priced theirs just under in that neighborhood has been able to move their house.
