Answer: growing demand temporarily exceeding supply.
Utah has a growing population, low unemployment and is significantly constrained in geography (mountains) and resources (water). Thus the need for housing is strong.

There will be boom and bust periods for housing over the next 100 years, but Utah should have substantial, sustained price increases over that period.
