Don't accept rent. By paying rent, you are giving them some say into how the
house is run. Can you imagine Ray saying, "Hey, I pay rent I deserve some respect!"
You set a schedule for when they can get back on their feet and hold them to it. Maybe he offers to have Lucas and his sister stay and Ray can stay at his own place.
