Not necessarily. If the two months rent is a liquidated damages provision for
terminating early, which is what it sounds like, then there would be obligation for the landlord to refund anything, even if he found a tenant the next day.

Without a contract it is difficult to know what the rights and obligations are, but it is entirely possible he could pay two months rent as a penalty for terminating early, and the landlord could collect rent for those months from a subsequent tenant.
