I would list it FSBO (I did this before and it was super easy).
I would tell every single interested person that called me that I already have an offer for the list price. I’m only accepting offers above the list price. If people don’t want to go to that price, then they don’t need to come see the home. If they want to make an offer, they can start from there. I would give it two weeks. If there wasn’t at least significant interest in the home above that level, I would sell it to my neighbor.
