If you’re in Utah and your home’s worth $1million+ I’d probably sell to neighbor
That market has been cooler and homes can sit for a while; there’s an element of luck involved in that price range.
If it’s closer to a starter home I’d think more about listing it. There are more buyers.

+1. You can hire a title company to do it all for far less. Heck, even lawyers

How do you hire a title co to do it all? Is it something included or extra?

We just contacted our local title company and they had a FSBO contract and instructions. They obviously make money

This. Any good title company will know exactly what to do and handle everything

Sounds like you have used the wrong realtors in the past. In my experience I

No, you misunderstood. I was saying if the neighbor offered and you were going to sell it to them without listing there

Sure, if you had already made the decision to sell to that neighbor. Then sure.

I updated my initial post to make that clarification.

Not sure if I'd want to lose out on that extra $200K.

That a rounding error for some of us.

What's $200k among neighbors?

Is this in Utah? For sure list on the market. In Utah right now, there is no

You appear to be defensive of realtors. CB hates realtors for obvious reasons.

A realtors job isn't to figure out what the highest price a house can sell for.

It would depend on the current market. Most have cooled off, but yours might

Don't trust Zillow, but look at other listings and if their offer is right there

Apparently CB is a risk-averse group. Nothing ventured, nothing gained, people.

With such low turnover the Zillow estimate is likely to be way off.
