Big families, and counting basements in square footage (many other states don't)
Also, lots of newer construction in Utah, not so many older houses. The size of homes has grown a lot over time, all over the US, so states with lots of older homes will naturally have a lower average square footage.

One thing I've seen when comparing in other areas, Utah almost universally counts basement space as part of square
