The rental market is strong right now with mortgages being hard to obtain. And
you can charge more for rent than at any time in history, assuming the property is in a high demand, low supply area. If you can afford the mortgage and maintenance, still have enough in your own savings, and can find a reasonable price on a property, go for it.
