On average most will lose doing what you just said vs investing that same amount
in an index fund. Most will not receive those real estate returns. Leverage does mean some will get very lucky/rich, but it also means plenty will leverage into their own losses. Numerous studies argue strongly that on average real estate investors do worse than a simple index fund.
