I'd worry about this getting hung up for insurance fraud
based on the scenario you outlined, it sounds like a nice way to get the insurance company to pay for the demo of the property.

I'd be upfront disclosing the situation, because they will find out about it, and when they do if it looks like you were hiding it, they'll hold this up even longer.
