Yeah. I have a truss company building trusses and Joists.
They also look at the walls they sit on. As well as the two pony walls under the main floor joists.

Kind of. It is a guest bedroom on one end. I really want a lot of open space upstairs. The other end will be a family

#2 I think you are right about the master. I might swap the guest bedroom upstairs and the master.

If you decide against moving the master upstairs, you can always move the door. Or put it behind a bookcase.

I will be using Nudura ICF for the exterior walls, but I plan to use extra Rebar above all doors and windows.
