I just plugged in some numbers using the ratios you gave and calculated an IRR
of 8.12%. Your real numbers could be higher, but I doubt they approach infinity.
FTR, I used to help manage a highly leveraged $5.3 billion real estate portfolio. I forecasted IRRs on the various properties (including one luxury hotel/condominium high rise). Sadly, our returns never approached infinity.
