I wish! No kick backs at all. In my experience there are some companies better than others
for home warranties. It is really just something to make buyers feel better. I have had numerous situations though where someone moves in and within a few months a furnace goes out or air conditioning, or plumbing. I recommend them for all of my buyers. At $400-500 for the policy it is kind of inconsequential at closing. For sellers it is peace of mind that unless the house completely fall apart you will not be hearing from the buyers about minor defects. For buyers it is assurance that minor defects are covered if something should go wrong in the first year. Just my 2 cents.
