I was seriously about to post the exact same thing
It's amazing to me how fast the area is growing and how much they look like buffoons doing it. The traffic, the air quality, the cost of living and housing prices vis-a-vis the pay . . . and looks like everyone is just holding on to the past and trying not to face the reality of becoming a major metro area.

Texas is pretty good in my experience. Arizona seems pretty good at it though I haven’t lived there just visited a bunch
