We all know that the true church places a premium on maxing out the use of its real estate.
My three-bedroom property one time had three tenants, occupying one bedroom each. Tenant A wanted to leave his lease a month and a half early, and asked if I could help him find someone to take it over. I told him he can Airbnb his room if he wanted. I was actually using him as a guinea pig because I was looking at using Airbnb whenever I had a vacancy. Turns out, he was able to rent out the room for just about every night.
Tenant B wanted in on the action. So he pretty much just stayed at his girlfriend's place and rented his own room out. And he expressed to me his desire to rent two rooms from me when the other guy's lease ended. I said why not? Saves me search costs on finding another renter.
Tenant C was coming home drunk and disrupting some of Tenant B's Airbnb guests. So I had to evict him. Now, Tenant B rents the entire unit from me. Last time I was over there, he set up an LLC so he can deduct everything, and had the place booked on Airbnb through next April!!! He also said that the proceeds he gets from booking the two other rooms is enough to pay for his own share of the rent.
As for me, I get a free property manager.
