I’d buy it. Dinking around over 5k is not worth it if you like the house. Your wife likes it, the location seems nice, and since you’re close to Scott AFB and St Louis you will be able resell when the time comes. The roof is safe, and if you replace it in five years, that’s a supremely small cost if it gets you a good house and location for your family. You’ll be far unhappier if you get a “great deal” on a house but the location is even slightly worse
