Right. But you don’t know if one of the disclosures would be a deal breaker for buyer 2
You might chase away both buyers - the first by not paying for repairs and the second just because of their appetite for a house with issues.

If the issues are minor, buyer 1 might not care about you paying for repairs or not.

If the issues are major, buyer 1 might care about you paying for repairs and buyer 2 might be scared away.

Not saying it would for sure happen, just that it’s a risk.
