Pay down all debt except home mortgage
if you have a home mortgage in the low 3% I still don't think there is a point to paying it down. Especially after you consider inflation and the mortgage interest deduction. In fact I would argue that if your home is paid off and you have a stable job then you should do a cash out refi and invest.
