I edited my original post a bit. In retrospect, I don't like the way I described
This couple had a realtor. They had had the home appraised. They had tried to sell previously. The home was sold for a fair price. In my opinion, if they had put the house on the market, they would have sold it for more. However, that can't be proven. And if it had been sold for more, it would have been sold for more than the appraisal and the buyer would have had to cover the difference. That is just the market that exists in some places.

So when someone wants immediate money, no conditions, sell within a week, and they are selling a home that needs massive work, it isn't exactly a one-sided deal. They might even think they got a steal and I am the sucker. But the home will likely appraise for close to the offer price. I think it's a good deal for both sides. Sorry about my original post. It should have been worded a lot better and perhaps I shouldn't share so much here.
