And in Utah, builders will only build spec b/c there's no telling how much costs will go up during the process.
They can't lock in a price at the beginning then lose their shorts with material inflation. We looked at a lot recently but it's owned by a builder who said he's doing a spec on it that will be bigger than we need and about $1M when it's done.
