For road repairs, repaving etc. The HOA maintains the landscaping in the cover areas and small park. There are also gates and security cameras entering the community so part of the dues goes towards that maintenance.
There is no pool or other amenities. There is another community just south of us by the builder that includes a community pool but each residence is charged an additional $50/month on top of what we pay just for the pool which is roughly 15’ x 30’.
When we lived in Indiana, our HOA dues were only $79/year which meant it didn’t cover anything. The community was on a lake but only a handful of the lots had direct access to the lake. The HOA sprayed algaecide in the water to prevent moss and algae growth. The lake was also stocked regularly with fish but again not everyone had access. Shortly before we moved, we helped install a dock so all the members not directly on the lake could fish or tie off boats.
When the community in Indiana was first created, the developer cut a lot of corners to save money like not making the roads inside the community wide enough for city/county roads which meant that they were our responsibility to maintain. Over the years the roads had gotten terrible with pot holes. All the HOA could do was hot patch them once the water and ice penetrated the patch, it cracked and crumbled. The HOA ended up accessing each property for the funds necessary to fix the roads for good so that the county would maintain them in the future.
