1) wasn’t this already dispelled and that the primary driver was people not leaving UT, as opposed to people moving in? Btw it’s hard to believe this is unique given that housing prices have exploded everywhere in the country, even in (gasp) CA

3) just beat them whenever we play them and that’s the end of it. We were never getting in the Pac 12 so screw them. This has been the case for a long time.
