Contracts have cost contingencies so when supply dramatically increases
The builder doesn’t take the brunt of it.
At least all the contracts I’ve had.
We’ve built three but only one time it came in to play. We got hit with a lumber surcharge of about 40k and that could have been 100k just a few months later.
