First that is brutal but what is your rent rate compared to market? Market
rents have shot up in Utah (not sure in Arizona) so I would be careful if you have a good rate and you don't have something else lined up. The landlord may actually be happy for you to move so it is easier to increase rents to market. Fixing AC's can be challenging right now with both labor and supply shortages. Landlord may be negligent but may be doing all he can so just come caution if your rate is good.
