There is an NCAA rule that stops this from happening..
Student housing (provided by the school) HAS to be 51% regular students per the NCAA to ensure Student-Athletes are not provided better housing than non-athletes.
There is no rule that says boosters couldn't build an apartment building that only 'rents' to Players, However.. the school could not be involved.
