Beware of the insurance pitfalls. I don’t think there is a personal lines
carrier that, if they knew, would insure you. If anyone knows of one, please let me know. There are commercial insurance programs that you can get but most people think just not telling their insurance carrier is a good idea.
And watch out for agents who do the “don’t ask, don’t tell” approach.
