checks and fico. I only have one property (prior home) and it hasn’t been too much work that I couldn’t do it from an hour a way. I imagine a whiny tenant could change that quickly.

My advice- No dogs or cats. No exceptions. I allowed it with my first tenant and I couldn’t believe what they allowed. The dog peed on everything. I had to repaint/carpet the entire house and paint the floor boards.

I’d need a $10k deposit, non refundable, to allow a dog or cat again. And I’d have to be desperate.
