Federal reserve basically gave everyone with a house a trust fund.
The artificially low interest rates have really frozen the markets. People with homes are mostly trading places with other people with homes right now. It's currently very sustainable for people who were previously established.

While the interest is fixed, I'm curious what will happen with insurance rates and property taxes for homeowners as time goes on. They seem to be growing quite a bit. I'd be curious if it starts to have a similar effect that the adjustable rates had on the market in 2008.
