Did a few yrs ago w/ ads on facebook marketplace & KSL. Make sure you say upfront if you're willing
to help pay their agent's fees. Also state if you're not willing to talk to the 50M agents who will call wanting to list it for you.
We got a full offer and split their agent fee but they had a cash offer so didn't mind the 1.5%. Had an open house one Sat & got 3 offers that day.
