It's a timing thing. Our neighbors own one outside of Gatlinburg, TN. They
purchased it in late 2021. The property is worth $200K more than when they bought it and they net about $2200/month AFTER expenses.
However, they can't buy another one in the same area because they can't get the math to work anymore. The mortgage would be too much...until they can afford to buy another one with cash (or close to it)
