Without knowing any details about his health, the equity he has in his home,
what percentage of the home would be owed upon his death/sale of his home, etc., I'd say it MIGHT be worth the amount that would be owed at that point compared to the stress and worry of selling a home and living out your years in an apartment.

It's all a matter of just running the numbers and seeing how much they're going to gouge at that future point in time.
