My understanding is that if a spouse is the transferee then a federal law prohib
prohibits a die in transfer clause. So as long as the surviving spouse makes all payments, the loan just keeps going if it’s a traditional mortgage. Done states allow a nonpayment grace period. But each state is different on that issue. But if all payments are made then the wife should be ok to not have to refinance or sell.
