Can you help with your recommendations/ guidelines as to which to type of loan to choose? (e.g. which circumstances fit one loan type better than the other, why you’d choose one over the other, etc)

Anyone have tips on current best rates/ lenders for these loans?

And for the “never debt” crowd… yeah, I get it. But we have a problem in our house that is causing further damage/ expense so it just has to be fixed now so please inhibit your snarky or even well intended comments recommending no loan.
