I looked up your property and ...
There have been 3 comparable sales within 1/2 mile in the past 6 months. The comparables I looked at are all within 10% of your square footage.

Comp #1 sold for $105/foot and is much nicer than yours and was on a 5,500 sq. foot lot. Your lot is stated as being 1,886 sq. feet. Is that right? If so, that is tiny and that is what is driving away traffic.

Comp #2 sold for $90/foot and has about the same finishes as you but is on a 3,725 sq. foot lot.

Comp #3 sold for $96/foot and also has about the same quality of finishes as your home but it's on a 7,000 sq. foot lot.

Is you lot square footage correct? If so, you are not going to get much traffic unless you are priced a little lower. People will move to Queen Creek for larger lots. They won't move out there for Z lots or zero lot lines.
