ALWAYS, always, always - have a clause in your contracts a rental charge for
the unlikely event that they are not out of the house by a certain date. And make it hurt. We use $250 per day.
Never sign an agreement without some form of recourse in the contract that if they don't meet their responsibilities, you will be paid.
