Right when we moved up to Park City, a guy came to me looking for a hard money loan for a client of his. Turns out, the guy getting a loan was a member of our ward. The loan was for an investment house he had and needed some cash to close on a different house. Anyway, when we were closing, he came and asked me if I gave him a loan because I trusted him because he was a member of the church.
I wanted to walk away from it just because of that, but I had already committed. So I told him "No. I am giving you this loan because I actually want you to default on it so I can get the house. We are just living in our townhome that was made for vacation and my wife really wants to get a house. We both would love to have yours. So, just be aware if one payment is even a day late, we are starting foreclosure."
One of the only loans I ever did without one late payment ever.
