I grew up in St. George. Absolutely loved it. Once the Air Force has had
enough of me, I plan on going back. I've only been back for a few weeks a year for about the last ten years, so you're going to have to take some of this with a grain of salt. The place has changed so much since I left.
So to start, I'm not fond of Hurricane. Always felt to me like it was mostly trailer parks and adult living communities. Benefits would be proximity to Zions, Sand Hollow, and a smaller community with potentially more affordable housing. Drawback would be travel into St. George for restaurant varieties, a handful of stores, including a Wal Mart, but that are going to be perpetually overrun with polygamists from nearby Colorado City/Hilldale.
Someone earlier mentioned Washington Fields. I don't know much about this area, as it's virtually all gone in since I left. I know that the pace of growth there has been explosive. Lot's of young families. There are several new schools, new stores, and new houses. This is sort of the prime are to be if you want to be relatively close to everything in town. You're not too far from Costco, the malls, DSU, and the nicer restaurants. You're also not too far from the new airport southeast of town, and I think they've finished the southeast corridor from Washington Fields to I-15 south. Also, Washington Fields has an amazing view of Pine Valley mountain above the red rock hills. Drawbacks would be all of the new construction going on around you, and there is still some alfalfa farming and cattle ranching going on out there, so you could potentially get some seasonal fertilizer smell.
Then there is Bloomington, and Bloomington Hills. These are more established neighborhoods. Homes from the 70's, 80's and a few from the 90's. Big trees. I don't know a whole lot about the people except that they all like to golf.
Another area that has seen a lot of growth is Green Valley. Mostly, these are cookie cutter communities with 2-3 bedroom houses on tiny lots with tiny lawns. But there are also a couple of very nice neighborhoods from the 90's and 00's.
Finally Santa Clara/Ivins. Very few businesses out that way, so you're going to need to drive into town for virtually everything. Although, Harmon's did just build a brand spanking new supermarket out there, that looked pretty nice when I was home a few months ago. Ivins has done a great job sort of re-branding themselves over the last 20 years. It used to be mostly trailer parks, but with the building of Tuachan and Kayenta, it has attracted a lot of people looking to build. There are tons of young families in this area as well. Good area if you like living on the edge of town. Close proximity to Gunlock Reservoir, Snow Canyon, and Pine Valley, which is nice to beat the heat, because one of the biggest things to remember before moving down there is that it's going to be hot. Everywhere. It's inescapable.
