the strategy that when everyone is getting on the train, I get off. When everyone is getting off the train, I get on. I think we are approaching that situation in real estate with single-family residences. I even read an article today that we are not having enough babies born to even replace the people that are dying. We need at least 2.1 births per female to maintain our population. Japan has gone through this same situation. What do we do with all the excess real estate when there are not enough buyers? I realize this is something weird to think about but..........
