Asking for a family member with good credit, but not a lot of cash for a down payment.

Yes. But they will pay PMI.

For primary residences, you can go as low as 3%

With good credit 10% down isn’t hard to find.

We had 10 % down, got a good rate, and ended up with a relatively small PMI
